In modern commercial towers, the idea is to create a more open and visually connected environment, lots of transparency and views, while still maintaining privacy and limiting the heat coming into the building. That balance is mainly achieved through advanced glass facades, where reflective and solar-control coatings help deliver the required performance without losing the “open” feel.

At the same time, facade systems today are far more engineered than before. Many solutions are now designed, fabricated, and pre-assembled under one roof, which improves accuracy and consistency, and ensures that what reaches site is a quality-controlled product with proper weather sealing. And because Indian cities are dusty and facades need to look good year-round, buildings also include well-planned Building Maintenance Unit systems, designed by specialists, to clean the facade safely and keep it looking fresh and aesthetically appealing over time.

Every exterior product or element has a performance role to deliver, not just an aesthetic one. For example, jaalis can work as a facade feature while also serving a very practical purpose masking HVAC ducts so they don’t stand out on the elevation, and still allowing the required air intake and exhaust through the openings. Similarly, chajjas act as a protective weathering element, reducing the direct impact of rainwater on windows and facades and helping control staining and leakage risks.
